A 3D floor plan shows a home in three dimensions: walls, doors and windows, room layout and, if you like, furniture. Where a 2D floor plan is a technical drawing, 3D lets buyers picture the space without being there.
For a real estate agent, it pays off mostly after the showing, when buyers compare several homes from memory and need to convince a partner who hasn't seen any of them.
Going from 2D to 3D usually means rebuilding the home in modeling software or hiring a designer. With IACrea and Homicrea, the 3D model is built automatically from the scanned 2D floor plan: walls, doors and windows are already in place.
Any change you make to the 2D floor plan carries over to the 3D the next time you save, with no double entry.
A photo-based virtual tour stitches together 360° shots of the actual home: it shows exactly how the home looked on the day of the shoot, but you can't move furniture or take down a wall.
A 3D floor plan is a model built from the floor plan. It's less photographic, but buyers can interact with it and try out their own layout.
A good follow-up brings new information or something useful. Sending the 3D floor plan link within 24 hours of the showing makes it a real next step, not just a “so, what did you think?”
The link stays live until you revoke it, and every time you save the floor plan, it updates. Its QR code is in the floor plan section: on your feedback email, the printed flyer or your office window, it leads straight to the 3D.
Ordered one at a time, a 3D floor plan is billed per home, with a price that rises with size, rendering quality and furniture, and a turnaround of several days. That's why it's usually reserved for new construction and luxury homes.
With IACrea, the 2D floor plan is an add-on to the subscription at €10/month excl. tax per iPhone, with unlimited floor plans. The 3D on Homicrea is generated from it and is free for buyers to view.
The areas shown on the floor plan, in 2D and 3D, are calculated from the scan. They help buyers compare and picture the space, but they aren't an official square footage measurement.
When the square footage needs to be exact, for an appraisal or the figure you publish, rely on a professional measurement that follows your MLS and local rules.
